Haha! I used to read books, but they put me to sleep. So I switched to audiobooks. They don't put me to sleep, but I lose interest in them about 2/3s of the way through.

I do much better with podcasts and articles that DIRECTLY relate to what I am doing at the time. Short and sweet. I am more likely to retain information when it is something I NEED to know.

I will probably try and listen to the E-Myth at some point as so many people recommend it....just maybe not while driving!

Go ahead and start saving every penny you can.

While you are doing that study and learn as much as possible and go look at properties, attend local REIA's, maybe work part time helping an investor or someone else in the business. Offer to work for cheap.

Real estate will still be here when you're ready.

@Dante Nava do you get permits for your bandit signs? (If you use bandit signs that is) or are they legal where you live?

The reason I ask is I haven't used bandit signs yet just because they are illegal here.

If you have gotten permits to use them I would love to hear about your experience, if it was a hassle to get the permit, etc.

Does anyone have a standard TREC 1-4 family purchase contract in WORD format?? I have the PDF but nothing to convert it with.

I answer every call to the best of my ability. I've only missed a couple.

I think as a beginner it can only help to strengthen your phone skills, i.e. building a quick rapport with potential sellers.

It's great practice and I love when the phone rings....every call is an opportunity to learn.
