Hi @Lauren C. - I appreciate the input.  I am curious as to what areas are desirable for student housing off campus.  There are a ton of properties in the area, but I am curious as to which are neighborhoods college kids would want to be in vs which are more traditional family neighborhoods.

To be it seems close to the concept of Manayunk in Philadelphia.  Plenty of students out there, but mostly in one part (near main street for the bars, to be honest).  Is Rowan like this?

Thank you!

Thank you @Stephen Cirner ! As soon as I finish up with the deal I am working right now (looks like about 3 weeks / a month longer) I'll be in touch.  I appreciate it, in the meantime I connected with you

@Mateusz Prawdzik Isn't BP supposed to be about sharing ideas?  I feel as though it could be extremely beneficial to share what you see coming that could be negative for people like @Deep Patel , myself, and anyone else who is looking into this thread.  Just a thought.

Hi NJ BP Family!

After I close on my first property (which I am currently working through) I am interested in looking into Student Housing opportunities in the Rowan University / Glassboro area.  Based on some market study and interviews with current students, it seems that this area is set to boom.  I was wondering if there was anyone on BP who has any experience in the Rowan University area.  If not, anyone else who has interest, feel free to reply to this and let's get the ball rolling!

Thanks everyone!

@David Putz I'm not familiar with Distressed Notes, what do you mean by that?

Thank you!

Hi BP Family!

Just wondering if there is a simple "dictionary" page on the site.  There are many terms that get thrown around that I don't understand the full definition of, and having a place where I could get an explanation of them all in one place would be awesome.

Thank you everyone!

Post: Forming a Partnership With Someone in a Different State?

Hi BP Family,

I was curious as to if anyone has experience having a partnership with someone who isn't local to them?

For instance, my best friend @Sebastian Kressley and I are both "newbies". We are both from Marlton, NJ (South Jersey), but he has since moved to Greenville, NC to pursue a career down there when he graduates after this semester from East Carolina.

I am closing on my first deal as we speak and he has begun to look at places for himself.  We hope to both hit the ground running pretty quickly in the coming months.

My question for you guys is this:  Once we become more experienced, do you see value in partnering 50/50 on properties in each other's states for Buy and Hold purposes?  Is this something that could bring value even if one of us is not seeing the physical property before an offer?

Thanks everyone
