Hi BP family!  I am looking for a little bit of advice here, hopefully some of you can help me out.

I am looking for my first property in the south jersey area (I'm from Marlton, work in Mt. Laurel).  I have began looking around and there are a ton of options out there, but I want to see what you all think about the following topics.  Being that I'm pre-approved up to $185k, I'm looking at opportunities with 2+ beds, 2+ full baths, and I am open to anything as far as multi-family (hard to come by), single family, or condos.

For anyone who has started their RE journey in south jersey, I'm looking for some "do's and don'ts"  This can be based on investing in a turn-key / rehab for a house hack, good or bad towns, mutli vs single, whatever it may be.  Really more than anything I'd just like to hear your stories. Thanks everyone!

I agree with @Account Closed - it really depends whether or not this is going to be a pure investment or a "house-hack"

Hi BP family!  I have an idea and am looking for some feedback.

I have been interested in finding house hacking opportunities (specifically multi-family units) in the South Jersey area.  Most MFH in our area aren't exactly what I'm looking for.

That being said, I've started to consider the idea of buying a lot that can be zoned for a multi and having a brand new duplex/4plex built on top of it.

Does anyone have any experience with this?  I'm curious to see what everyone thinks.  Thank you!

Hi BP family!

After having my first deal fall through because of a suspicious HOA with multiple lawsuits against them (Discrimination, etc), I have decided to change my strategy for what I am looking for in my first property. That being said, I am abandoning the single family homes for now and looking into multi-families. I am starting to check out Duplexes / Triplexes in the south jersey area (specifically Collingswood) for an opportunity to house-hack. My girlfriend @Antonina Cappello & I plan to live in one side and rent out the other.

We just missed an awesome opportunity on a duplex because I didn't act fast enough.  The reasoning was this: each side only had one bedroom and bathroom, and I got scared that in the long term this could stop it from renting consistently.

My question is this:  is this a rational concern or generally do 1 bedroom / 1 bathroom units rent as well as other units?

Hi BP Family! 

I am looking for a Duplex / Triplex /Fourplex in the South Jersey / Philadelphia area.  My girlfriend and I are both working full time in jersey and commuting to Saint Joseph's University for night grad school class.  We are looking to house hack by living in one unit and renting out the other unit(s).

Whether it's turn-key or needs work, we are very interested in finding a multifamily in the area.  For reference, we both work in Marlton/Mt. Laurel and Saint Joseph's University is right off of City Ave.

Hi @Sebastian Kressley ! Happy birthday and wishing you the best of luck with your endeavors.  I was 22 when I made the jump into real estate, so I think it's great that you're starting your journey now.  I think the biggest thing right now is making a list of "must haves" for your property and finding a place that checks all of the boxes.   Best of luck!
