@John Underwood are your properties in South Carolina? I know a few hosts in the state. Have you considered starting a group?

@Julie McCoy have you thought about getting involved with a group near where you live even though you host remotely? Or join one in your property's area but participate remotely? 

I host remotely also, as well as do many of the property owners in Branson, so it is definitely difficult to get together as a group.

Does your town/city/region have a group for vacation rental / short term rental hosts that you can rely on for local advocacy, education, support, or networking? I know of a handful of ones: 

  • Host2Host in Portland, Oregon
  • NASTRA in Nashville, Tennessee
  • STLSTR in St. Louis, Missouri
  • San Francisco Home Sharers Democratic Club in SF, California
  • Colorado Airbnb Hosts in Denver, Colorado
  • Alliance for Neighborhood Prosperity in New Orleans, Louisiana

I use Roku for streaming. Then guests log into their own accounts outside the free streaming apps.

Brandon, you will want to check local legislation before buying. St. Louis is a large area, and several places in the county do not allow STR. The city is also looking at legislation in the near future. So far they have not passed anything in the city, but eventually there will be something passed.

Excellent STR management usually runs 30-50% of the nightly rate. Make sure you compare services on what that 10-20% manager gives you and what a higher rate manager gives you. Managing an STR is a lot of work, odd hours, and able to show hospitality to everyone while holding fast to boundaries and weeding out the party groups. It really is a special skill set.

As mentioned above, run your numbers before deciding as some properties are not worth the extra work and investment. But first check your local legislation and HOA covenants.

@Jerry W., sounds like you'll be spending the whole summer in Branson if she wants to see all the shows. Lol. I have several houses in Branson, as well as does my brothers and parents. We all live about 3-1/2 hours from our properties, though, near St. Louis.
