Agree with the above comment from @Mike D'Arrigo. But to be honest 46201 has a soft spot in my heart. But for all my real estate clients we set up a personalized map depending on their goals / risk preference and highlight neighborhoods vs. zip codes.

@Alexis DalPont I would suggest getting a partner! With a partner you could even find a Duplex that actually cash flows. Like the folks above mentioned, Cash flowing typically is reserved for C grade neighborhoods now. That doesn't mean those can't be good investments. You just need a solid team to advise you and a solid asset in one of those places that gets treated as it should -- as a nice home that people take care of!

Intrigue Indy (PM company I both use as a client and work for) has just about 200 units so local-boutique level of service with streamlined systems 😎.
PM company does matter as you know, and it's why I stress screening for the four factors I know II does.
