Hello BP Family,

I'm looking to gather feedback on a Property Management company I might be using in the near future. Below are a number of terms in the agreement; I'm looking to see how these compare in the Indianapolis market:

-$150 tenant placement fee per lease term.

-10% of monthly rent to property manager.

-Owner  shall reimburse manager for all advertising expense upon presentation of bill.

-Maintenance services shall be provided at cost of $20 per man hour or at Cost + 10% for outside services.

-Eviction: $100 fee + court costs.

-Must provide 30 day written notice to terminate Property Management agreement.

Any feedback is greatly appreciated!

Like previous members have stated...location, location, location.

I pay $1300 and rent a room in a 3 bed/1 bath house plus I have 2 roommates paying the same amount! Hurray for Bay Area living!

Definitely can't buy right now with all my neighboring home values at $1M.

Quick update here BP family:

January 14 - Reached out last Friday night to voice my concerns on seeing NO visible exterior renovation progress (see pictures on previous page). @Aaron B. kindly drove out to the property to check it out. I received the initial Scope of work on December 22nd (26 days ago).

January 17 - Received an email from Nicole regarding my concerns. Summary of email: she received word from the team that I should be receiving updated progress pictures THIS week. With the current weather conditions, outside work has been delayed. She will send progress pictures as soon as they hit her folder.
