Hi all, I have a SFH with a backyard that is extremely shaded after years of tree growth behind the property. The trees are not encroaching on my property but they shade to the point that no grass will grow and consequently the yard is a sandy dirt pit which erodes every time it rains. Taking out trees or thinning is not an option so I am looking for a simple ground cover solution that won't require a bunch of TLC from the tenants. Mulch or pine straw ground cover are possible options but require ongoing expense to replenish. I'm also considering some sort of gravel that might be a one time application.
Looking for suggestions or thoughts anyone may have. Thanks!

The mathematical answer might be to use it to buy a cash flowing property, depending on rates of the various debts and what not. But ultimately it probably comes down to behavior. Are you going to diligently pay down that consumer debt once you have the extra cash flow? Or are you going to go deeper in? Personally we eliminated all consumer debt and student debt shortly after getting married and before buying a house.

I'm hoping to make it from Norfolk, VA. Gotta figure out family and work concerns but trying! Looks like an awesome event.
@Doug Spence I am near closing on a cash out refi that will actually lower my payment (slightly) and provide a good base of cash for down payment to purchase those properties while also maintaining adequate reserves. Also:
-While I wait for the refi to close I am working on deal analysis. I think I read in something from Brandon Turner to analyze 100 deals. Not sure if he meant it literally but I'm all about the process so I'm doing 100+ it to learn.
-I have met with a couple of seasoned investors who are family friends via Zoom and they have given me some excellent mentoring. Also having coffee with a local investor next week.
-I've had a phone meeting with my current property manager who has advised me on local trends and things to steer clear of and will also provide rental comps to compliment the BP estimator.
-I am also working with a local realtor I found on BP. Focusing on the MLS for now while I continue my education, although I know finding deals is harder.
