Ben Franklin is a franchise of sorts. I believe you have to have an existing plumbing company and meet certain requirements before buying in. So, large company locally owned. We have had good service with the Grove City office.

Yes. Ben Franklin Plumbing in Grove City. Have sent them out three times now. Job gets done and bill is reasonable.

I am in Columbus and have properties in b, c and d areas. I do closet doors in all - but sliders if it is at least a 4 foot opening. Menards has sets for about a hundred bucks - white 6-panel prefinished. I shoot for the top end residents (for the area) and have rents at the top of the area.

Hi, I have been working on a deal for a few weeks and finally got the seller financing insurance requirements and went to the existing agent and also my agent. Existing company does not do small property packages any longer and will not write a new policy. My agent has found insurance coverage - but at 1.5 times budget - which was already figured higher than existing coverage.
Does anyone have an insurance company that loves smaller property packages?
This is for three 4-family units (flats with 2bd 1ba each) in a C- area. Properties are in good shape and complete rented.
Let me know. The main problem is we close Tuesday 5/31 and I am just getting this info back from the insurance companies. This is for Columbus, Ohio. Need an insurance rock-star.
If this were easy - everyone would be doing it.

Credit, criminal and eviction check for sure. I have properties very close there - and currently have my eye on a few more actually on the Hilltop (and will buy them if I can get the deal I want).
