Mike

Thanks for THAT... That is more thorough and fact filled than 99% of the Note Guru sites and other misinformation I found up to this point, thanks again!

Does anyone have a flowchart of process flow for what they do after they have purchased a Non Performing Note! I invested in a NPN with a friend on a property in Milwaukee and was looking for some insight. Thanks

Hello All,

I'm looking to use a self-directed IRA to start investing in real estate. My primary goal is to watch and learn how someone else walks through the entire process so that I can move into using my own conventional lending in the future after I have built some experience.

Any suggestions on how to do this or some good companies to work with in the Houston area that specialize in walking through the whole process with their clients?

Any help is greatly appreciated.

Thanks.

 Hey Kyle

Around 2009 we converted my wifes old corporate stocks into a self directed IRA with Quest IRA here locally in Houston; we have bought and sold multiple houses our most recent transaction I posted about here on BP: http://www.biggerpockets.com/forums/522/topics/178...

There are several great companies who do it but Quest IRA is local and they have been doing it for years AND I love being able to go into the office locally and get information, attend events andddd meet PRIVATE LENDERS! You can google Quest IRA and Quincy Long, their office is in Katy!

In CA, its around $100/cu.yd. for concrete around 4,000 psi. Prep and Install you are looking around $5-7/sq.ft. for a 5" thick concrete.

 Thanks Manolo

I'm thinking a total square footage of 800 square feet. The driveway will be 50 feet in length and 16 feet in width and if I use your $7 sq. ft. that comes out to $5600, which ain't bad at all.

I have a few 10,000 sq. ft. in fill lots in Inner City Houston I am looking to do a 6 unit development on. I am trying to identify some general figures for doing a 16 foot driveway for a project like this. Thanks

Hey Lynn - I love your LynnCurrieBuilds.com site; you're just up the street, I may have to drive up one day and check out some of your projects and ride thru the East End!

Take a look at www.TheScottPad.com

I used the site to track the build of my personal residence, including schedules, budgets, pictures, videos, plans/specs, etc.

I wasn't getting a lot of traction on the site, so I didn't do many updates towards the end, but most of the scheduling and budget information is there (see all the weekly schedule blog posts throughout) and I'm happy to answer any questions you might have that wasn't covered there...

Just left the TheScottPad.com - dude you're my HERO!

I just ran into the same thing, what did you end up doing on your house?

Very nice job. Sorry if I missed it but how did you fund the purchase and rehab? Hard money, cash, other?

Thanks

Thanks Michael, it was a CASH purchase via IRA funds! We try and do everything with private funds.
