Short Term Rental Pros…

Since November of 2018, we transitioned two of our properties to Airbnb furnished short term rentals. It’s been quite a learning curve, but we’ve been able to reach Superhost status and have great reviews on those two properties. 

There’s a third property we are preparing to bring on as Airbnb, but we have some concerns because of the street it is on. Although it is in a great location in proximity to downtown Raleigh, the houses on either side of the subject property (that will be the Airbnb) are fairly worn down, especially the one to the right including the back yard. 

We don’t believe the area to be unsafe, in fact most of the neighbors are really nice, but it could certainly appear that way. 

My question is - have any of you found success in running an Airbnb in an area of town that is “transitional” and has houses on either side of it that are in obvious disrepair?

How do you communicate your listing for what it is on Airbnb (both with words and images) … to avoid negative reviews about the location or feeling of safety? Is there a way to post a video on Airbnb?

**For reference, there is a house 2 down on the same side of the street that has been through a quality renovation, and the other houses on the street are fairly well maintained, but some are dated.

Yes. Returns are about .7-.8 around the colleges for Rentals. Almost as good as the rust belt.

@Saurabh Bakshi My experience with eviction attorneys in Raleigh is bad. We ended up going through 2 different ones that were suggested. I ended up having to do it all myself. Has the tenant moved out? Any updates at all from your PM? Send me a private message and I will see if I may be able to help.

To all RE brokers, investors and home buyers. I’m trying to get an idea on what your take is on underground fuel tanks. We recently purchased a house with one. Our intentions are to rehab and sell this house. We had it inspected and no leakage at all. Praise Jesus there! The environmental guy said due to its proximity to a large oak tree and the sandy soil he would advise leaving it only doing a clean out and seal so the tree wouldn’t have a chance to fall on the house. He would have a letter showing everything for the buyer. My question comes to the end buyer side. If the tank is still there and a we have a letter from a environmental clean up company stating all was done well and correctly would it turn off buyers because the tank is still there? I’ve never sold a house with one or represented a buyer purchasing a house with one. Other Suggestions or do what the guy says?

@Daniel N Pringle sounds like you should hire a great PM and let them manage it. Or read some books on property management and self manage, but you’d need to pay yourself since the profits will all be split between siblings. If all the siblings decide the passive income isn’t worth it then you could buy them out or sell it. I’ve been doing RE for 10 years roughly. Look out for the month meet up in Raleigh and come out. It’s a great time and you can meet some good people that could help you.
