@Harry Williams open houses have nothing to do with selling houses in my opinion. It’s a way for agents to get buyers. Let it ride until Thursday after Easter. Drop the price then. Should have enough showings by then. Fix the storage and Buick situation today. Take more pics yourself today if you took the first ones and upload those today as well since it sounds like you have better traffic online. Also, you can offer a 2k seller agent bonus until the Wednesday after Easter. Put a deadline on it in mls.

@Harry Williams one more thing someone mentioned earlier. Money shot. Has to be the first picture. I would agree it’s probably going to be the interior kitchen/living pic. Hook the wife and you have the place sold.

@Harry Williams I would do it today (not tomorrow) with new pictures at the same time. (Exact same time). Or Thursday after Easter. With the price change it will hit a lot of new people so you want those pictures ready. If I was in your shoes I would update those pics today if possible, drop the price $500 and let that sit until 1 full weekend after Easter.  You have to let people get through the house and go back through with a more critical eye or have your broker contact another broker they know that works in that price point and have them walk it. Also, buy the neighbor a car cover. Have a conversation with him about how much it will help his pocket if you sell this thing and how much it would help if the cover is on his Buick all day everyday until it is sold. You can pitch in a gift card for him to his favorite restaurant. Get it done and keep us updated!

Harry Williams in my experience with higher priced homes you have to get comfortable waiting. Also, I never make any price changes or list any properties around holidays. On lower priced homes you have more buyers. Buyers at higher price points have more choices and are more discerning. You don’t get the opportunity to buy 550k houses by making lots of bad decisions in life. If storage is the problem then figure out a way to fix it. We had a similar situation last year and put a couple visuals (sheet of paper on the wall with picture) we could change (adding another closet in the master by taking space from the adjoining room - blue taped floor (2k+), extra pantry cabinet (800$$+) ended up selling the weekend after we did all the options and the buyer didn’t even want it, I think they just wanted to know it was fixable if they really really wanted to.

Philippe Busque you’ll want to get an engineer to review and give a letter on how to fix, my guess is dig out around it when it’s warmer and pour a new footer to support, patch grout and you’ll be good. Depending on subcontractor used and extent of damage, could be 5k-10k. But the engineer is the important part. I’d put it under contract and assume a certain amount of money to repair. Be upfront with sellers. “I know this has to be fixed. I’m planing on 5k in repairs. If my 3 bids come back higher then we will have to negotiate down dollar for dollar to cover. Fair?” or something along those lines. Engineers in the USA in my state run about 500USD

Robert Shelton we actually found our current plumber on CL! He’s great and has been working with us for the last 2 years. We put in our CL ads that we complete x number of rehabs a year and use a Plumber for each one. We pull permits and pay upon completion of each job. We had 2 guys respond. 1 guy showed up to that walk through. Now we send gifts to his wife when they are expecting. Treat subs the best you can. It’s worked well for us and we have built incredibly solid relationships with them.

I have a rather narrow 50’ lot with 10’ setbacks. Looking for a roughly 28’ wide plan 2 car front entry garage with 2100-2500 sq ft. Can’t be much longer than 60’. anybody have one or know of one? I’ve been scouring for a couple hours, but haven’t found anything I like yet. Ideally, I’d love for it to have a nice elevation that looks like it was built this decade! Found some older ones that screamed 70s and 80s. If anyone knows of great house plan sites I’d appreciate the heads up, but all the big ones on google I’ve been through.

Anybody in and around Raleigh Durham buying trailers with and without land? We keep getting leads in and have been kicking them. Thinking I should pass them off to someone who does this more.

@Surendra Chawla if you add an extra 100k to that budget you can buy near Rtp. Cash on cash won’t be that great. You can expect about .7-.9% return in most of raleigh. If you want better returns, but worse tenants go to southeast raleigh. As far as PMs go, there are several around. @Dawn Brenengen is the main One around the site, but not all work in SE raleigh
