@Andrew S. Thanks for the heads up on this. Any idea where I can find the info on this? I guess we can rent the other room as heated/cooled storage? Shouldn’t hurt the number too bad.

@Will Gaston agree on the higher rents. This place is going to be very nice as we just finished flipping it. Id love to get others opinions on furnishings. Couch in the common area? Dishes? I worry about people trashing the bed/furniture, but I guess if we are charging more then it will hopefully bring in better tenants. Anyone doing month-month leases on these? My hope was they would stay longer, but I also could punt out any people causing issues.

We are about to launch a 5 bedroom 2 bath house in raleigh just south of downtown on the other side of 440 near the farmers market. Our plan is to rent by the room with 5 individual leases for each room. Looking for suggestions for what furniture to provide for each room and the common areas, along with utilities. Our hope is for young pros or possibly end of college people along with older singles who work as tenants, but never know what is going to come our way. If you have any suggestions please send them my way. I would really appreciate any leases that support this structure. Rents will be between 500-700 a room. The house has undergone a complete rehab and is very nice.

Option 2 is what I do for those types of tenants. However, I do something a little different. I open another checking account alongside my primary. I call it (Uriah’s awesome rent deposit account) I give them this number. They deposit it and the day it clears I transfer it over to my main one. There is never more than a rent payment or two in there daily depending on which day I check.

A few people have asked what the price is. I think it is in the title. 128,000.  If you have any other questions let me know. My flip rehab budget is 30K on this one. My Rental rehab number is less than 10K, Do your own Due Diligence on Saturday and bring any contractors you would like at that time.

Up for Sale (Not Wholesale) is this gem in the bustling Flipping neighborhood of Worthdale. I will be out at the property Saturday, 5/5/18 from 9am-10am for viewings. The house needs work but is a solid brick ranch.  The house will not be available earlier. 

Newer vinyl windows and Carrier HVAC. Roof would last a few more years. Master bathroom didn't have an exhaust vent and built up moisture so there is some surface mildew.  A little bleach will help that. Either way youll probably want to refresh the bathrooms. There are 2 full baths. Master has tub, hall has a stand up shower. There was an addition in the rear. Deck must be replaced. Interior Paint and drywall repair would be suggested. 

3K non-refundable deposit required as well as POF from the buyer. Feel free to email if you have more questions or come on out and see it for yourself.

As Bob said, don’t try to remake everything, of other flips have glazed tiles and sold in under a week then why not? If others have new tile, go that route. LVP- depends on other comps, we do it often here on slabs under 225, but that’s our market. Over 225 and engineered hardwoods are the norm

We recently hired a college intern and gave them an assignment. The intern is to write an article about why and how RE investing can be applicable to the college student or young adult. Our hope is that in doing this we will inspire them to change how they view their world and open opportunities to come their way. An article such as this one: https://www.biggerpockets.com/renewsblog/2013/02/0... is good, but we believe people's stories are powerful and our intern would benefit from someone who is actually doing it (or started) at young age and the creative ways it can be done. We'd like to point the intern to some articles or podcasts to reference that show real life examples of how young adults or college kids have changed their lives through real estate, whether it be through house hacking/ rentals/ flipping/ wholesaling. Can you think of a specific BP podcast or article that fits the bill?
