Bruce Clark I've been in or around several partnerships that have fallen apart for one reason or another. I'm sure there are hundreds more that would say the same thing. My complete honest opinion is to sell to him for roughly the profit you would have made at the 35-50% profit split range (10-15k from what others have stated). Then be there as much as possible to learn whenever he decides to show up. Help him sell it if you want as a friend. You are headed down a path that isn't worth it. Sell to him or do it by yourself if this is a friendship you would like to keep. Trust me.

Hey everyone! I look forward to seeing some familiar faces from last time. Come and see the house again in phase 2. You'll get to see all the "fun" we've been having at the raleigh house and ask all the questions you may have. This is a great experience for someone that has never flipped a house before, but has wanted to. Or someone that hasn't undertaken a large scale rehab before. Dawn Brenengen good choice on food. My wife and I have frequently enjoyed their menu since starting this project.

Mark Cerminaro most likely won't work. As above poster suggested, you'll want to control selections. People have different tastes than you and I guarantee they are more expensive than yours. Then you'll be trying to figure out numbers. Finish the house then list when done. I've tried the way you suggested twice in hopes that in a hot market it would work. Never got an offer until I was finished. Then I just had a completed home that was 70 DOM. Looks great....

We look for a mix of furnishings when deciding who to go with. Although target has some great stuff coming out and IKEA is cheap.... I don't want our houses to look like those two companies just vomited out their store in my house. We like to have some unique pieces and more of a modern feel. So many companies look like they went to goodwill and bought tables and chairs. Come on! Also we are paying roughly 400/monthly includes delivery and pick up. Most of our houses we only have them stage for 1 month and we make sure we are through DD before pulling it out.

Nick Lloyd raleigh is great, but buying sfh for rentals are getting tough to make work. You may see more appreciation compared to Midwest cities, but they may cash flow better (at least people that invest there say that!). all that to say is RDU is a great area and people are moving here in droves.

Derek Hemerick thanks for your service.
On to the topic: most likely your current agent will stop working for you within the next week or two unless they have several investors they are working for. I would have said MLS was pointless until last month, when I picked one up about 30k under market value for a flip in one of the best areas of my town. People had to sell it (really what made this happen) and we happened to be a strong known buyer in the area. As others have said, reputation will allow you to have a longer career in this business. I have closed on all but 1 of the houses I have put under contract. Word gets around if you BS too much.
Either find an investor heavy agent or look for off market houses. In my opinion it's the best way to go.

Nicole Lorenzetti I don't think it's completely necessary in the beginning stages of REI. I personally think it's worth it to have, but only if you plan to use it to its full potential. Otherwise, you're just spending a bunch of cash every year to check out properties you can probably view on Redfin/Zillow. I have one but it's a valuable part of my business
