Dawn Brenengen thanks again! I look forward to seeing some new and old faces at this months meet up for Raleigh, Durham and all of the triangle. If you are in the triangle and are curious about flipping houses and want to ask a ton of questions now is your time. This will be the last "under construction" meet up at this house. The Next one will be the final product. I am not a big talker, but I will go over the project, issues that have come up, where we are financially and what the current market looks like in this neighborhood. We have 3 other houses under construction and 1 we listed yesterday in the area so feel free to come over and hopefully learn something!! If you are new and don't feel comfortable asking anything on the forums ask me tomorrow.
I'll be at lunch too! Can't beat Relish on Saturday

If she works for a firm then contact the broker in charge (bic) and work it out. If she is the bic, contact the NCREC.gov and talk to their legal team. Don't hire a lawyer yet unless you have extra cash you like to Spend. Ian Winborne

Jason Scharf depends on morals in my opinion. Do you want that seller that just accepted your offer (in the future) to entertain other higher offers just because they don't feel like you were really the best fit to buy their property?
I would have a sit down and let her know your expectations and then either she will say ok and go or she will say hey this is too much for me. Just be honest with her before you go behind her back.

Jay Hinrichs Russell Brazil I hope they crack down on wholesaling across the country without a license. As you mentioned Jay, close on it and resell if you are an Broker like myself. It will keep the shanagans lower!.... hopefully. Russel, agree on the net listing aspect. I've always closed then resold. Always seemed like the right thing to do. Wholesaling well is one of the hardest things to do. It should be done by the best of the best, not the newest of the new. If unlicensed wholesalers worked as hard as they do at their "job" and turned it into a profession with a license (being a broker) they would be much more successful in my opinion.
