Hey Keith Nelson congrats! Must feel pretty good to get another one under your belt. Keep up the good work and don't stop buying just because you hate moving. Work on that day job salary and start rolling that rent money into the next 20% down.

Mike Foley glad it worked. We have the Attorneys write up all our docs for residential loans. For commercial loans you'll need to find a specialist as we are currently finding out.

Mike Foley have you discussed it with the closing attorney? Are you looking for a DOT and PN? Most of the good closing attorneys in town can prepare that for you. If you don't have one search the forums. Every couple months a few names get posted.

Hey Shaun Palmer honestly you are going to get a mixed bag on this in my opinion. There is a zero percent chance I'm going to post up my good guys on a board with a bunch of investors. I would be saying good buy to them. I'll give you the guy I used 2 years ago that did ok, but I've found better. Best case start calling around and get a few guys lined up in each category. When the day comes you need service. Start calling them. If you looked at my text messages right now you would see 7 identical texts to painters in the area. I don't care who does the work, but I need it done ASAP. Everybody has different timing.

Need to refi a single family in Raleigh, NC valued at 195k. Need about 125k out of it. Would love to keep in llc name, but willing to pull loan out in personal. Who can help? Only other bank mtg I have is personal residence.

Jorge Bermudez how big is this multi? If $100 to upgrade puts you over the limit on being able to buy a multi you many want to consider the timing and wait until you have some cash in reserves. Any rental x5+ (multi) is going to cost $$$ to keep up and running.

Marcin Chojnacki well done. On big rehabs here in NC we always go all out in the kitchen. We've had others ask why we would out an extra 5k into a kitchen remodel, then I sell it over asking by 10k and it usually shuts them up. That is a good looking kitchen!

I'm with you in the buy and hold arena. I haven't specifically gone out and looked in a while, but every once in a while one will peak my interest that I see. I'm busy with flips for now, but always keeping my eye out for a good rental. I would be looking at outlying areas with the largest potential for growth in the next 10 years. Maybe Clayton, south garner? Pick a hot pocket in Durham and buy next to it?
