Tracy Royce it's not possession we are offering. It's the ability to get there stuff out for a couple days after closing. We are fixers of problems. In Raleigh or Cary where I work, we also have to do things to make the deal happen in this HOT market! As I mentioned, we regularly use our attorney for these situations. We have even helped them move, rented uhauls, moved there stuff to wherever they wanted, paid for first months rent. Etc.

Here is what we do: Offer them 14 days per a contract written by our attorney. We change the locks, we open the house in the morning and lock up at night. We call them every morning to ask what time they will be there and arrange someone to let them in. (Lockbox on site) every morning I reiterate the contract/addendum they signed and tell them every morning how many days they have left before we will be bringing in dumpsters to haul it all away. Are they ever finished? No. Do I haul it all away? Yes, but they have always been understanding at that point because I keep telling them what is going to happen during break the process. I'm very compassionate, but I stick to the contract. Pick a time frame that is reasonable to you and them.

I wouldn't worry about mortgage defaults. Yes, there is some motivation to sell there, but clearly, you need to get more people to mail to. Try 4 or 8 years ownership, maybe non owner occupants. 30-40% equity and roll with it

Hey everybody! As our business continues to grow so does its reach! Definitely a good thing, but I quickly found out that I don't have many buyers in rocky mount or Wilson.  In Raleigh I am set thank goodness. I have a solid lead that came in, but would rather know I have a couple people that are currently looking for a flip deal in the area as I proceed. Jonathan Smith whoops! Ok to start over... When I started I used the cash I had to gap fund deals and used hard money. Then I picked up private lenders that were ok with second lien positions and used them plus my funds with hard money. Then as business grew I used all private money to fund as many deals as possible completely. Depending on what's going on at any given time I will either split up private money and pair with hard money or go all private. Ideally though I have private lenders in first position liens on great properties to secure their money the best way possible. It really comes down to the particular deal though and what's going on in your particular business at any given moment. Best of luck to you.

Hey BP!

I am always looking for lenders in the Raleigh Market.  I have met a many over the last couple years, but would like to continue networking.  I have a few projects slated to close soon and inevitably others will come along shortly after.  As this year continues to see a lot of growth for my business I want to partner with some great lenders in the area.   If you are interested in partnering up or funding deals in the area let me know.
