Anybody in Raleigh / Durham have a great lender that can handle a brrrr property? I am actively looking to move some of my flips into rentals after rehab is complete. Ideally, this would happen in 3 months after purchase. Worst case 6 months. I've called a few, but so far no success. great credit so that's not an issue.

Linda Malavet I agree with Jay Hinrichs if you are buying sfr just make an offer, it seems it would take about as long to do either and I would laugh if I was selling a house and received an LOI. To me if someone is a real buyer in the sfr space they send out contracts. People want to SELL their house, not get a letter from someone thinking about it.

What are you buying? Land, commercial, sfr, multi? It may be pointless in my opinion for sfr, but larger deals may still use them.

I second the Treia comment. Tonight at Treia west there will be a CPA talking. I typically do not support them but it could be worth your time. Roper and Taylor law is great. I may have to call the last guys CPA because I'm second guessing mine!

Stucco is a not Raleigh thing. It can be found in many other places, rare for Raleigh  and most of NC. Think warm climates, southern 1/3 of the US for the most part and you have higher % of stucco used than northern states.
