There is a multifamily property (SFH + 11-unit MFR) that I have been waiting some time to come up for sale. How do I go about making an offer without seeming too interested and hiking the price? Should I get an agent involved or seek out the owner and contact him/her directly?

I have been considering heat pumps (mini splits) for a 4-unit building.  Has anyone discussed with either of you if these will keep with demand when the weather is below zero?  I guess that is my major concern.

I have two multi-family properties in Augusta which is about the median price range for the state- northern Maine cheaper, southern is higher.  1BRs are 650/mo, 2BRs 750, 3BRs 1200.  These are very nice units with washer/dryer and dishwashers in unit and heat/hot water included.  You can see from the rents that 3+ BRs are in great demand.  I am typically above market value so I have not had any section 8 tenants in the last 10 years.
