This is a great forum filled with expertise from across the board with a wealth of knowledge.  

Admittedly I do not know the LA/CA market personally but I have worked with a number of investors from the area who have chosen to invest out of state simply for the immediate return and "bank for their buck".  As I understand, the appreciation is fantastic there so that is certainly a positive attribute.  But for immediate cash flow with minimal expenses there are plenty of outside markets where your dollar will go much further.

That is such a great story!  Thanks for sharing.  Amazing how things like that can just fall into place!  So the building seems to be in relatively good shape aside from what you mentioned?  Very exciting!  

On a side note, do you do your own car restoration or others?  My boyfriend is an avid Mustang collector and has models between 70's and 2000's.  If he is in a situation to need such as service I will let you know if you would be interested.

We use AppFolio for all of our property management including rent payments. It is not very sophisticated but does the basics and is user friendly.  Tenants do not get charged if they use their routing and checking account numbers but the software does charge $17 for credit/debit card payments.  The only issues we have found are that the payments can be returned just like a check for NSF (in those cases we turn off the option for tenants to continue to pay online).  Also, if there are multiple charges on the tenant's account and the payment they make is not for the full balance, the payment is automatically allocated to rent and not necessarily a past due balance.  

I have to say, as convenient as it is we still see an awful lot of volume with physical checks still.
