@Josh Splawn  -there are definitely pros and cons in that.  No doubt you will pay quite a bit more, but I've recently had multiple clients here in Boise who have had a lot of frustration self managing rehabs and contractors from California, which ultimately is costing more in time.  No matter what, I would most definitely make the trip up at some point during the process as well. It's a big investment!

Hi Ryan - It all depends on your goals. It might make a great side investment and make sense for someone that has a student at college, especially if it is around Boise State.  I have worked with several BSU parents that also invest here.  For straight cash flow...it is extremely tight.  Good luck and look forward to meeting you soon!

Hi @Cory B. - That is a tough decision. If you do decide to sell, at those rental numbers I would consider having the home vacant and staged to maximize your return. The current cash flow is not particularly compelling to an investor at a 300k+ purchase price,  but a first time home buyer might love it.

@Jonathan Reed - Good luck with your decision! One of the best and worst things about licensure is the low barrier to entry. If you take advantage of that and then treat it like a true business with a long term view and a desire to help others..it can be wonderfully rewarding.
