@Preetinder Singh Late to respond here, but here is my two cents in case any others are wondering. It's been 6 months since I transferred my license to eXp Realty, and I really find it to be a particularly good fit for business minded/entrepreneurial agents.  If someone is just licensed, I would encourage them to find out who their assigned mentor would most likely be - it will make a difference, I am a mentor here in Boise,and it is not a job I take lightly.  Congrats on getting your license and hopefully by the time you are reading this you are off to a great start on your career!!

@Greg Fyfe We see some demand for short term furnished rentals (30-90 days) as people are looking for homes to purchase.

@Chris Billington That is tough in the Boise area for sure. Others might be able to speak to outlying areas. The thing Boise has going for it is population influx... and long term prospects are strong.

Hi @Sterling Jaquith - can you expand on what you are asking specifically for? An area of town, type of property, or what improvements to do on a home?  In a nutshell, in Boise, I would be looking for areas of town where people will always desire to live.

I am in Boise, and am from Sandpoint. 😀. So many options! Your first plan of downsizing sounds very smart! We turned our last house into a rental, which worked out great. If you can qualify, you could parlay that into a couple of down payments for more rentals.

Hi @Jo Kinal - Eagle is always in demand, but rents are not always where you want them to be compared to purchase price.  It depends on what your cash flow expectations are!  One thing that is for sure, the rental market here is seasonal.  This time of year is starting to get very slow. It is great for investors to make a purchase in winter, and be ready to go in the prime market of March - June, especially in a market like Eagle, which will most likely attrac a lot of families with kids in school.

@Diana Dorantes I would think circumstances would be similar, since foul play is not suspected and the death didn’t occur at home.

Hi @Alyshia Holloway. Welcome!  Are you working to a be a full time agent? If so, the conservative part of me would keep it saved until you've generated double that amount in commissions to replace it.  You may be a lot further down the road than I was when I was a new agent though. :)
