Hi @Steven Weiss - sent you a message. Nampa is growing leaps and bounds like the rest of the Treasure Valley.  The Amazon fulfullment center is helping, but it was growing rapidly before that.  North Nampa is particularly in demand due to proximity to freeway and commerce.  West Meridian is booming as well (anything near 10 mile).

Like others echoed - we always gather emergency contact information for our tenants. I’ve not had it happen, but I would read up on state laws and then act accordingly, with an extra dose of compassion.

hi @Bobby Kumar - congrats on the Idaho purchase! I know just the ones you are talking about.  You are the first Massachusetts investor I've seen investing in the Boise/Nampa area - very cool!  I am biased because I live here and love it(and my own investments are here), but I believe in Boise for the long term compared to a lot of other markets.  Good luck and congratulations! 

Hi @Allen Fogderude- I agree with Nathan! I mentor new agents, and find that things happen when they make a concerted effort to have multiple real estate conversations per day.  There are some incredible free resources for new real estate investors to get started with...even through you tube and podcasts on how to generate those first sales.  Another tip:  my very first sale came from a (non-paid) Bigger Pockets connection. :)  Another option is to join a team that provides leads to start.   You've got this!
