@Kevin Paglia - U of I? Or NIC?  I know Tensed well...used to pass it on the way to U of I. :)   In Caldwell (near Boise), we like the excuse to drive down "Chicken Dinner Road".   I also have a rental in a neighborhood named after all the Ferris Bueller characters.

Hello fellow BiggerPocket members,

I just wanted to post a quick invite to attend our quarterly "Boise Investor Meetup" taking place next week on Wednesday, May 13th at 5:00 PM MT.  Our typical meeting location (Cafe Ole in Boise) is still closed for inside dining, so we are going to bring it virtual this month (via Zoom).

These informal meetings are designed to connect Boise-area real estate investors (most of which have been brought together through Biggerpockets.com) to allow for networking and discussion.

I'll be providing the latest real estate market stats, and my teammate Danika will share what she is seeing on the ground in the real estate field right now. We would love the opportunity to hear what you are doing in this market, and what your predictions might be for the second half of 2020!

Hi @Jonathon Nila - I have lots of info in this department. Congrats on taking action and having already talked to a lender! FHA loans are intended for owner occupants, and they have pretty stringent guidelines. Are you moving up here even for the short term? If not, we can connect you with local lenders that might have lower down payment guidelines for an investor loan.

Hi @Rich P. - sub 200,000 is going to be challenging in Boise.  Median single family price in our county (Ada) is in the $360s  as of Spring 2020.  If you are open to townhomes/condos, we have some inventory less than $200,000. As others have mentioned, Eastern Idaho might interesting to look at for the price point.  Happy investing!

Hi @Glenn O. - welcome to BP!  Idaho sure seems to check the boxes for you.  Idaho and Colorado have a lot of similarities but have a distinct feel about them. If you haven't spent time in either ....a road trip is in order.  We love the size of Boise -for my family,  it is the perfect fit between being a big town and a small city.  For outdoors, we have both snow skiing and water skiing within 30 minutes from town, plus about every outdoor/recreational activity you could think of.

Hi @Tyler Hallman - welcome from Boise!  I used to live in Sandpoint, and still have family there.  Love North Idaho!  As the agents mentioned,  getting some sort of financing in place prior to making an offer is a reality. As a listing agent,  I would not ever recommend my sellers accept an offer with no proof of funds or financing pre-approval.  Do you own your own home right now?  If not,  perhaps consider purchasing a primary that would make a good rental during this time you are living in CDA, and live there.  You could take advantage of a low down payment and great financing terms.  If you move on, it could be kept as a rental.  Good luck!
