@Devin Lutz - Definitely lean on your Realtor for this ...but I would suspect you are fine to terminate and receive your EM back as long as proper notice is given within inspection period.  Like others said, the contract will dictate.

Hi Nick! Yes, there are numerous ways to go about it if the numbers all align with the right lender that can look at your specifics. If you need lender recommendations, I have some! You may be able to look at purchasing here in Boise as a second home initially if you are able to qualify for both mortgages. (Of course, FHA would not be an option for that, but there are some great conventional options and as you know, interest rates are amazing right now).

@Brycyn Campbell- @Jesse Daconta has a great point. I would imagine your current home has quite a bit of equity now! Our market is up double digits every year since your purchased. A good local lender in the Boise/Nampa area can help clarify for you. If not FHA, there are some great conventional loans for low money down. Interest rates are amazing.

Hi @Iris Hou -  I hope you were able to get some answers and decide what is best for you!  We have so many from California moving to the Boise Idaho area right now....many have just decided to list now despite the lockdowns, and are headed up in 2020.  It should be an interesting 12 months for real estate in both California and in states with major inflows like Idaho and Texas.

Idaho trends landlord friendly. I'm amazed at stories I hear from other states!  That said, we also have very loose property management regulations, so I echo others, do great research.

Hi @Blake Thompson  Both are great cities!  When you finalize dates, let us know. I hold investor meet ups for BP members...just haven't finalized next date due to Covid.  Summer is a fantastic time to visit CDA and Boise!
