@Joe Podwats I understand things happen and thats the reason why I have a 3 days " grace period" in my lease BUT if this is not the first time they are late I wont entertain these tenants. It looks like its time to start the eviction process.

@Nadir M. where is the property located? I own and manage properties in 3 different cities in Florida and in each city prices are different, I mean really different. But your PM company should be able to show how much they paid and why.

Agree 100% with @Brandon Sowers and the good PM dont like working with this kind of properties.

But you can always have a system in place and manage them yourself.

@Susan Grinde we used to provide all the appliances but after tracking maintenance calls for the last 3 years, we realized more than 50% of the calls were because problems with appliances. So we are now in the process of establishing a new system: we specify in the lease that refrigerator and stove are provided and maintained by us and also that our properties come with washer and dryer hookups, but not the machines.

Evictions are expensive in Florida but the only one we had, tenants were out in 30 days. Do not postpone it. At least send them the 3 days Notice asap. All the best,

Your tenant is responsible for the extra people in your unit because he is the only one on the lease. He is the one who has to kick them out, not you.

@Susan O. unfortunately when I had my first eviction last year, I contacted several agencies BUT none of them wanted to work with me because I only own 10 units. I contacted minimum 10 agencies and they all said no.

So I just decided to stop looking.

@Nathan Gesner thanks for your input. I actually do not accept dogs in most of my properties but I have a couple SFH in not so nice neighborhoods and I took the " pets accepted" as my advantage. You are actually right about the no refundable fee. I will definitely change that. Thank you again!
