Update... it takes soooo long for the sheriff to serve the Wrist of Possession and then go back to the property, that after almost 3 weeks and still waiting,I had to hire a company to do the "phisical eviction".It costs $1,380 BUT within 48 hours we will have our property back.

It looks like in Miami Dade thats the only way. Really sad  but I can wait another month without knowing when all this non sense will be over.

Loved this podcast and loved his life approach. I manage my own properties and I am now in the middle of so many "projects" for my tenants... this podcast re assured me that more is not always better. Now I just want to pay off all my mortgages!

@Kevin Dong thank you so much! I had to follow the whole procedure and we won the case. I am happy I did it myself because I know for the future... Now waiting for the Sheriff to serve the Writ of Possession and it looks like in Miami it takes forever BUT I know we will have our property back soon! Thank you again!

Now... should I turn over the debt to a collection agency? I read somewhere that I should do it... Thank you in advance!

It is a deal breaker for me. NO evictions. Period.  I am now in the process of evicting an inherited tenant and its been expensive and extremely complicated. So if I can avoid having a business relationship with someone who put a landlord in this situation, I will! 

Before getting evicted tenants have many chances of stopping the process - at least this is how it is in Florida. So if someone waited for a writ of possession before moving out of a property, that one thing speaks  plenty about this person.

I listened to my guts. After reading a couple of books I knew I was ready. The good thing about RE is that if you find a decent deal, even making lots of mistakes, you can still make some money. The key is to start small. Hope this helps!
