@Kevin Dreher I’d work with another lender if they are hesitating on processing pre-approvals for your buyers. As an agent, it’s important to work with qualified buyers. Both for your benefit, and theirs.
Now, if you are casually showing houses to a buyer that maybe isn’t ready to purchase right away, then I can understand holding off on getting the pre-approval until they are more serious.

@Courtney A Hall From the forms you referenced, I am assuming you are in Ohio. I'm not from Ohio, but I looked online and it seems that you could file DTE 100 EX (Statement of Reason for Exemption...) as long as you are transferring it to your LLC for "no money or other valuable and tangible consideration."
They’ll likely want an affidavit to go along with it and I’d imagine you’d still need to pay the recording fee (inexpensive).

When I first started learning about REI the BiggerPockets books were great, so I'd definitely recommend those. Also, make sure to listen to the podcasts!
House-hacking the duplex is the way that I would go. Finding a good one is getting more difficult in Orlando, but occasionally good deals still come up. You just have to be fast in putting an offer in and be looking for them every single day.
