If a month has gone by and you have had no response then its pretty much a waste. Typically you should know by day 2 or 3 whats going on especially if the property ends up in a "highest and best" scenario. Did your agent follow up with the selling agent by the end of the week? Did you ask him to? If I do not hear anything by day 2 or 3 my agent will follow up or if I ask him to follow up before hand on it. Now that is not to say that the selling agent is just plain lazy. We have come across those agents that just will not respond to you in any way to let you know what is going on. And yes as some have said here the contract should have an expiration date on it.

Insurance rates vary state to state. $800 estimates are actually high, I was paying $560 a year in NC and VA. You can not compare rates in CT to other states so I would not be using what other people in other states use as estimates for insurance in your state.

I used Layman Brothers out of Powhatan to do my gutters on my flip in N Dinwiddie. $355 seamless gutters for a 1100 sq ft house, in and out in a day. Quick, affordable did a good job and I thought they were great. Just a thought if you go with gutters and need a quote.

Same thing happened to me. First offer came in 5 days from listing at 4500 less than asking then two days later a second offer came in full price after I accepted the first offer. Either way I was still going to make a solid profit, just 4500 less. Then I started looking for the next project. I look at it as the old saying goes a bird in the hand is worth more than two in the bush. Maybe accept the second offer as a back up in case the first one falls through?

Thank you all for your advice. I wanted to update this thread since I ended up reaching an amicable solution for all parties. I voiced my concerns about the property not being in the condition that it was suppose to be at closing and how I was unwilling to close AS-IS. I was able to renegotiate the closing cost so that I am getting money to fix the major issues. I am glad I posted this topic as I don't think I would of been so vocal about the issues without your support. I am closing today and I feel 100X better about the property.
