Hello fellow BPers. I am in need of a licensed/insured contractor to replace (not repair) my leaking overhang and super gutter for my house in Oviedo, FL. I had 2 contractors that said they could do it but never responded back once I asked for their license number, references an pics of previous work. Any recommendations would be greatly appreciated.

Hi Jonathan, Congratulations on finding your possible deal. In order to provide you with advice, you will need to provide us with more info. Estimated Rehab costs? Is this going to be a flip vs buy and hold? At the end of the day, the numbers have to make sense for you and your investment strategy.

Hey Art, Congratulations on your investment. As a former Chicago resident myself, I can tell you first hand that it is your responsibility to make sure the tenants area clear from ice and snow to the best of your ability. My sister fell on ice in front of a house that she was renting and sued the owner and won. You can sub this task out if needed (and recommended). Jordan, Every state is different but you will find most states require 2 years as a licenses sales associate prior to being able to take the brokers exam. There is also continuing education that must be completed prior to that as well.
