I have been in Rod's Warrior group for almost 2 years. I am working on my 3rd deal all with fellow Warrior's (this time an ALF). I know Brad and he a is a great guy with lot's of experience as well with many great students and facts to back up his program. At the end of the day, the definition of an NOI, IRR,AAR etc is the same no matter where you go, but it's the action that you take (or fail to take) that will move you forward. Do I think it was worth the money, 100% yes. Happy to answer any questions here or offline or in person (I'm in West Palm Beach, FL).

Hey Gabriel,

This is very deal specific, but we don't look at it as a per door profit as there will be some months where that 1 door doesn't make anything due to vacancy, turnover etc. We look at what we can offer our investors and this again is deal/market dependent, but we our goal right now based on a 5 year hold is 15-20%IRR, 7-8% Cash on Cash, 20%AAR and 2x EM. Hi Charlice,

Financing is deal specific and can vary from asset to asset. If you can find a deal that is assumable (you take over the seller's interest rate), that would be ideal. We recommend reaching out to a broker and obtaining a relationship with them as they can help you understand the nuisances and can make/break a deal.

Very simple. Don't do it unless you plan on being on site. I have law enforcement friends that grew up and patrolled there but eventually moved out as the crime is not worth the risk.
