Hey Ian, Right now I am enrolled in RealEstateExpress and so far so good (Start chapter 4 of 20) tomorrow. It's very inexpensive and if you purchase over the phone, ask for a discount . I paid $105 and figured I would try it. Good luck.

I purchased a foreclosed home in Oviedo after getting outbid on literally 50 other homes within a matter of hours of my bid's. Everytime I put in a bid, they ALWAYS said "give me your best and highest offer." The way I won my last bid (out of 12 other bids) was by typing up a letter stating how much I loved the neighborhood and how I could see my family taking walks on the trails etc. This may or may not work depending on the person who reads it but it can't hurt. Orlando is a tough market but there is money to be made. Good luck. @Zachary Betters

As a Project Manager, I would recommend having a signed SoW between you and the company . It should lay out all of the Terms & Conditions, payment schedule, construction schedule and assumptions. This is a legal document and will protect both you and the contractor. If you'd like, you can even go as far as getting it notarized to be on the safe side.

You are better looking at the COC (Cash on Cash) return. A general rule of thumb (dependent on the investor/strategy) is $100 cash flow per unit. @Scott Trench has a great video explaining this as well.

Welcome to BP. I moved up here from Oviedo a couple months ago and the laws in IL are somewhat different. Let me know if there is anything I can assist with it.
