Buy it for 71,000. Put 6,000 into it. ARV = 110,000. Pull out between 70-80% LTV. Also if this thing is in your local market we need to meet for a beer and you can tell me how you found it haha @Zach Yusuf

I own 20 doors in Jamestown. Great cash flow. Neutral/ slightly negative appreciation. Can run into some rough tenants. Plenty of cheap inventory. One of the few markets in the country where you can buy a quad for 50k and rent each unit for $600. blows the "1% and 2% rules" out of the water. Good place to cut your teeth I think as a beginner. You'll learn a ton and cash flow... probably. haha

Knock out 2 birds with one stone. By a multi unit (2-4 units) in an area you are comfortable raising your daughter in. Live in one unit and lease the others. Live for free and collect the cash flow.

Getting the license will definitely help, if nothing else it allows you to have real estate focused conversations each day. Time on task = results.

save a couple grand and go buy something :) I bought my first deal with 9k. seller financed the rest. You could bartend or wait tables for 3 months and save 9,000.

1) look at global trends. example: We're currently seeing a global migration towards warmer/ sunnier climates.

2) look for multiple economic engines rather than one or two main industries. example: strong manufacturing, health care, higher education and a tech scene.

3) look for communities that are open to adding higher density living near the city centers. A precursor to major growth in a market is a city pushing to pass legislation that will alter zoning and allow more units in a smaller area, more flexibility for developers, more parking, mass transit etc. etc.
