You could invest in a REIT or something like realty moghul, fundrise etc.. Or that could be down payment on a SFH rental property..

Good luck! I wish my local market had good deals or a lower barrier to entry. I think you're in a good position if you still have good cashflowing properties in your own back yard. You can also try looking for wholesalers and get on their list!

I'm relatively new myself (started last year).  I would recommend reading as many books as you can, I've probably read 20 or so in the past year. Bigger pockets podcast, blogposts, etc area great and then just start analyzing properties and deals! The webinars are definitely informative as well.  Feel free to PM me if you have any specific questions.

Sears outlet seemed to have the better prices. Tried Julius but wasn't impressed, the options we were shown were all to expensive (even for our own home!). Ended up going with a sale at Lowes.
