It's definitely better to not get involved with them at all... They have rules and regulations and fees that you'll have to deal with. Why do that when there are so many SFR's out there?

You want to learn the terminology first. Go to the Education Tab, and search for articles/posts on analyzing deals. There's some that walk you through every single step.

In order to do that you'll have to build a network and use other peoples money to fund the deals. To get that funding, you'll need to prove 1-2 deals on your own and then show you can identify undervalued deals and split them 50/50 or 60/40

I hate that squatters do what they do. It's not fair that they can do that in a house that someone else owns, yet if you try and stay at a business or restaurant after it closes, you'd get arrested because you're not supposed to be there. It should be the same. I really feel for people who have to deal with that and hope I don't one day end up having to face that situation myself.

Well if you're in NYC.... that's not going to get you far at all. Wholesaling is the most realistic
