If you're in Australia and you own a house right now at all in Australia, you should be concerned about your own area and not Indy. Australia is in the biggest housing bubble in the world right now and all signs point to a 50% drop in 2016. I would be pretty careful about spreading yourself too thin. Right now is Australia's 2008.

I think there are a lot of people who are hearing real estate is hot and wanting to jump in without properly analyzing deals who will get screwed. However, there are still good cashflowing deals to be found. Every market is different, but nationwide cap rates are at all time lows of 5.2%, and I wouldn't want to be buying in the multi space right now in most places.

Where are things in your market, and what do you see happening in the next 5 years?
Example: Atlanta is way over priced, cap rates at all time lows. Tons of new construction going on, way too many new A class apartment buildings. I expect those prices to drop significantly once all those units come online between 2018-2020.

Make sure you analyze it like a house that you weren't living in so if you ever move out you can keep it as an investment property as a backup option

Great post, I'm actually looking to buy a duplex myself sometime soon, trying to house hack starting out. Would you agree it's gotten insanely pricey here?

Auto loan at 2-3% interest rate and investments returning 5-10%. Definitely finance it, unless you don't like your odds in real estate or stock market investing in the next 3 years
