As an update, after saving up for 10 months, I found a partnership and got started. They're more experienced and have a system in wholesaling that works. So we split the profit 50/50. I pay for the mail, and he does the work, analyzing the deal, making the offer, and finding the end buyer. Anyone can do this, save up some money, and partner with a successful wholesaler and help fund their mail, and then split the profits. The best thing is, find someone that's already doing what you want to do, and learn from them, and offer whatever you can, whether it's work, or money.

Any ideas on where, inside the perimeter, one can house hack without living in a war zone?

At my apartment complex they're raising the rent on a B class apartment by 20%, and my friends are seeing 10-15% increases at theirs as well. I'd like to hear some thoughts from you all on how crazy the market is right now.

Who else has read this book? It has some great infomration in it, but he bought all these units right before the crash. He was buying with no money or 5-10% down and doing refi's to have no equity to buy more deals and speculate on 20% appreciation in Florida in 2005. I'd really like to know where his portfolio is today, a follow up to his original book to talk about what happened with him after the crash. @Brandon Turner Can we get this guy on a podcast or something?

But then would you have to use seller financing, or an agent still, or how does it actually work if you're buying something that's not on the market?

Something to think about, that concerns me as well personally, if we buy houses that offer a solid ROI like this house, but it's built in the 50's, what happens in 15 years or 30 years when we have it paid off but it's so old that you start getting hit with massive capex like $10,000 foundation or plumbing repairs
