I'm wholesaling a property and there are some potential buyers who don't have all cash. I'm wondering, can I sell this deal to someone with traditional financing or can they use hard money, that would then pay me my assignment fee, and also then refinance out to a traditional loan after? Or does every wholesale deal need to be done with a cash buyer?

I know I have to report wholesaling income on my tax return. My question is, how? And should I just have a real estate focused accountant do my taxes for me? I spent $5,000 on mail, and made $13,000, so an $8,000 profit. I'm trying to figure out how to put that on my taxes.

I'm sending out direct mail, and sometimes I find a deal that doesn't make sense as a rehab, but I think someone would buy and owner occupy it off the MLS. Can I basically tell an agent, hey if I give you this deal, and you sell it, give me 25% of your commission? And do that on future deals too if we both agree to it?

It's easier to use but it's not working as well. It freezes a lot. I have a feeling a lot of other users will give the same feedback.

How long did it take from when you did your first deal, until the day when you no longer had to work for money? What type of deals did you do, and how'd you start? Interested to see how many investors on BP have reached financial independence so far.

What happened? Where did the youtube videos go. When they're in the "audio only" format, they tend to freeze more and then when it finally plays again it starts from the beginning.
