I think there's a lot of normal people talking about real estate right now. A lot of you are thinking 2016 or 2017 will be the peak. It's hard to see a dip/buyers market at the end of the tunnel but I'm certainly hoping so. High prices, and raising interest rates = time to sell.

Yeah that would be annoying. I'd either tell them to 1) use it at certain hours, 2) ditch the treadmill due to noise reasons or 3) not have them resign the lease.

Right now isn't the time to invest in real estate, you have to figure out all that other stuff first. Real estate is risky and you need to be able to lose money, you have to have money to get started and withstand risk. It is not the saving grace that'll make you $200k next year to clean up all that other stuff you have going on.

There's a thread on Mobile Home Park (MPH) investing. You don't want to get into mobile homes, you want to get into the parks so you can charge lot rent. Let the banks handle the sales and you just collect cashflow whether the homes are paid off or not. There's a Mobile Home Park University bootcamp that I've heard very good things about. I'd recommend it.

If you send the person a message then you should be fine, but I have random people add me all the time and deny some of them if they don't have a picture, or a bio, and definitely if they don't send me a message. But you'll probably get accepted 80% of the time. If you think it hurts getting denied here, it hurts more negotiating an offer on deals
