@John Archer Do you have a contract on it? You can't advertise the house and then decide how you are going to buy it so you can sell it. or am I missing something?

Not "purely speculative" is it? You bought at the top of the market when? If the TB moved in 2011, I would guess it was in 2006/2007?2008? The market has gone back up since and you have cash flow. Or are you saying that you, yourself, are renting it?

You bought high and used your own money which makes any strategy speculative right? Nice looking home.
