@Jason Baker By St. Louis, do you mean the city or the metro area? What type of RE investment? Are you wanting a wholesaler to provide properties for you to rehab? Are you looking for a partner and if so, what would you bring to the table? Any specifics would be helpful.

Yes, they are legal. Funny thing, I am considering branching out into Illinois.

@Account Closed I am not an attorney and don't know Florida law but I would consult and pay for an attorney that knows Florida RE law if I invested there. If you are paying for an attorney, I would follow his advice.

I didn't know you were just ranting and not asking for opinions/advice. Lease optioning a property is a strategy being marketed to people interested in real estate. I don't know of a mailing list of ignorant people that don't have money.

@Account Closed Look up Wholesaling lease options and Sandwich Lease Options. You don't have to do Subject to. Also, save more money, get more educated, network with investors and keep an open mind. You can probably learn more from a local, established investor if you go to work for him. 

If you get paid in knowledge instead of cash it's well worth the effort.

@Account Closed Why would you do a subject to deal if you could cover the risk? All investing has some risk to it and if you can't accept that and do the right thing when something goes wrong then just keep your money in the bank. How did you find out about these risks if the "gurus" never disclose what can go wrong?

@Pat Jackson BTW, is that Maryville, Illinois? If so, another reason to use a RE atty because of different state laws.

@Pat Jackson If one of you get angry with the other you will probably hire a real lawyer to sue the other. Therefore, I would use a "real" Real Estate lawyer to do the LLC and agreement. If both of you go into the deal knowing that the partnership is unbreakable, both of you will probably work harder to overcome any difference of opinion.
