Thanks, everyone. So far the quote I got has been higher than anyone's posted ($425--not sure if it's just overpriced or normal for pricey Fairfield County, lol), so I'll probably shop around a little more to try & get a better feel for rates.

Has anyone had their property professionally cleaned right before listing it? If so, what are the average rates? (I'm sure it'll probably depend on the region/area; I'm in the southern CT / NYC metro area.)

@Ryan Mullin, this is really good info! I have my RE license, & I think this is an underrated niche that many agents overlook. A couple of questions:
--What are the things you screen for w/ prospective tenants?
--Do you ever find Section 8 tenants for your clients? If so, how do you work w/ S8 re. placement?
--How do you collect your money once you find a tenant?

No, not really, Mark. I've just had more interaction with her, plus it's a large brokerage & they've got a new managing broker there that I don't know all that well--but true, I could go to either one. I do like your idea of the gift card. :-)

Thanks for everyone's quick replies. @Rob Beland, she's always been helpful & has never expected any "cut," but I wasn't sure if at some point I should offer something, especially since I'll probably have lots of questions through the process. @Mark Gallagher, I'd just be asking advice when needed--I'll be handling the rest.

I'm a fairly newly-licensed RE agent & I'm almost ready to put my first rehab back on the market. This would be my first listing, so I'd like to enlist the help of a fellow, more experienced agent at my brokerage who's been kind of a mentor to me, to walk me through a smooth selling/closing process.
I'd like to offer her part of my commission in return for her help; what would be an acceptable percentage in a case like this? Thanks!

Heck no, don't call! It's par for the course--some folks won't want to be bothered. And you have no time for "tests" or games. Either they're interested or they're not. Don't look for nonexistent words between the lines or overthink it...just take her off the list, and spend your time/energy on sellers who are actually interested!
