Join us on Tuesday, March 14th at 6 pm for a panel discussion on syndications. Real estate syndications are a way for multiple investors to pool their resources and invest in larger, more lucrative real estate properties (commonly multi-family, storage, and other commercial classes). By partnering with experienced operators, investors can gain access to opportunities they may not be able to pursue alone. This allows investors to achieve greater returns while building a diversified portfolio. With the potential for higher profits and tax advantages, real estate syndication can be a powerful tool for building wealth.***

Notes: We will start the panel a little earlier than normal at 6:15 pm. We will be in a different room at the Elks Lodge again due to a special event. Hang a left at the front door and we will be in the space past the bar.

The panel will include Damian Lynch, who operates about a dozen syndications in Southern California. He works in all facets as a General Partner (GP) with deal finding, operating and fundraising. Next is Bjorn Beer who is a Limited Partner (LP) in several syndications and will describe his process for due diligence and “red flags” when making investments. Also on the panel will be James Furlo, also a syndication investor who is breaking into the operator side and will review notes from a recent fundraising conference he attended about finding partners and raising capital for syndications (or other group investments). $5 suggested donation at the door by cash or Venmo to cover facility rental

All investments include risk, carefully review any opportunity against your tolerance, and time horizon while carefully vetting the "deal" and operators. We are holding our monthly meeting for networking and learning on February 7th - this coming Tuesday. I am extremely excited to learn creative financing strategies from Trevor Howard & Dane McKinney. Honestly, it will be amazing to just pick their brains for 30-45 minutes about deal finding and some of the ways they are structuring deals and finding capital. You don't want to miss this meeting!

Note: Our meetings are always held on the 2nd Tuesday night of the month. This meeting is a conflict with Valentine's Day and we decided to move the date to the 1st Tuesday of the month.

2023 Goal Setting and Planning *Interactive* Meeting Tomorrow Night

Hello Members,

Group founders, Jesse Brown and Ryan Long, are excited to host an interactive meeting based on goal setting, accountability and systems to achieve your specific goals. Jesse has studied this topic at incredible depth and developed systems to maximize his energy, output, success and resulting in a more fulfilling life. Ryan has been on a journey of self improvement through the past few years and is excited to share systems that have resonated and helped him focus and achieve his goals.

Please come with some ideas for what you want to achieve next year. You should walk away with more clarity of your goals, ways to make you successful in focusing on them and systems to help you take the incremental steps to make them happen.

Please arrive between 6-6:30pm. We will be accepting $5 donations at the door to help cover the room rent going forward. At 6:30, Ryan will give a brief market update and then we’ll dive into all things goals. Afterwards, we have the facility until about 8:30 to continue networking and discussing what 2023 has in store. We look forward to seeing you all there. Linked files have advertised rentals rates for the past 3-6 months in each city. 1-2 bedrooms are almost identical rents across all three cities. Lebanon starts to lag in the 3-4 bedroom categories, but Corvallis and Albany match each other.


Corvallis purchase prices are still ~20% higher than the other two towns. Any speculation as to why rents aren't 20% higher? More run down rentals for students? Corvallis has premium price due to university giving stability??

You still have time for tax planning in 2022, so we thought it would be great to have accountants join us to review what you need to know as real estate investors. Please join us on Tuesday, November 8th to hear Shelby & John present what you need to know about accounting as a investment property owner. They will be reviewing important topics such as capital expenditures vs expenses, depreciation, investment property, vacation home & STR deductions and the basics of 1031 exchanges.

Shelby Green and John Brewer are both CPAs with Kernutt Stokes, a regional accounting firm with four offices in Oregon. John joined Kernutt Stokes in 2013 and currently serves as a tax manager in the firm’s tax department. John currently resides in Salem, OR with his wife, McKenna. John likes to spend his time pursuing a variety of hobbies, including cooking, hiking, camping, sports and photography. Shelby Green is a graduate of WOU. She worked as a staff accountant for a healthcare provider for five years and now works at Kernutt Stokes as a Senior Tax Associate. Shelby lives in Salem and spends free time volunteering with groups like the Corvallis Young Professionals.

On-market foreclosure. Plan to convert the large 2/1 into a 3/2 as a live in rehab/house hack. 0.4 acres should allow for additional two ADUs (900 sq ft, 2/1) as a cottage cluster under Oregon's new middle housing laws. Will update more as I go...
