Thats pretty low returns for your 401k, maybe look into other options that your custodian offers. Ask around coworkers to see where they invest theirs.
Second the idea of a Roth 401k.
You mentioned that you dont qualify for a Roth, so your income must be above the phase out limit. More reasons to contribute to a traditional retirement accounts to reduce your taxable income.
If you have an HSA account contribute to that as well.

Are you planning to stay in San Diego for the next 5, 7, 10 years?
If you are, I recommend buying a small multifamily and house hack to reduce your largest living expense while building equity.
I recommend talking to a lender (i can connect you with one) about the income fluctuation and see how much you can qualify.
Your best bet is to get a owner occupied loan with 30 yr fixed rate. You will get better rate and terms compared to the hard money route.

Yes, for 2 bathrooms. I just noticed the $38k is for 2 bathrooms, still steep imo.
And for a 80 yr old, it better have grab bars attached to blockings.

Recently got 2 bathrooms remodeled, One tub and one shower, with shower doors and moen hardware for under under 20k in San Diego.
Its not kohler but they probably have the same o rings that need to be serviced down the road. $38k is pretty steep for one bathroom imo.

Hi Sweta, 92126 is a good zip code as it has a decent school district and is really close to UCSD and biotech companies in Sorrento valley.
Poway 92064 is known for its school district, some pockets of 92129 are under that school district.
Check out 92128 as well.
