I was able to do this with Wells Fargo back in 2022. Different times today, dont know of any banks who do 10% down anymore.

Dont see why you cannot rent it out to 8-10 people, just be prepared to have it pumped/serviced frequently.

It would be nice to know the size of the tank you have.

Was the 4th bedroom a later addition?

Our county has a list of approved/licensed septic servicers on their website. Call your city and see if they have one too.

getting insurance in SD has been a challenge for homeowners and landlords. I can connect you to my insurance broker, she has helped me a ton when farmers dropped me.

Ive been thinking about the same thing for my primary here in San Diego.

The only thing that is stopping me is that I will most likely need to upsize my gas houseline to a bigger pipe since tankless wh require more BTUs, and my water heater is at the other end of my gas meter.

Another thing to note is if your existing gas service can handle the additional tankless water heater loads. Some gas services in San Diego are joint services(shared with another property) sometimes as small as 1/2” PE and they have an excess flow valve at the street which will trip if you exceed a certain flow.

And dont get me started with gas meter upgrade requirements if its near a source of ignition or under an operable window.

What are the two areas youre comparing?

I would have to agree that there’s little difference between being a mile or 15-17 minutes away, from the beach. Parking spots are a premium in coastal areas, esp during summer holidays and when kids are out of school.

Curious if your employer matches your 401k?

Get the match at the very minimum.

Nothing wrong with putting money in your 401k, and check with your admin if you can take out a loan to buy a primary from your 401. Ive used this tool once or twice. Some lenders also count your retirement account as reserves.

Seems like you’re on the right track, keep looking in your buy box so you know what a great deal is when you’re ready to buy.

You wont really know until you open the floors up.

It could be as simple as bottle jacking a support or as involved as replacing multiple rotted beams and subfloor.

Hi Benjamin,

Have you talked to a lender about getting pre qualified or getting a VA loan? I would suggest starting there.

Also suggest just attending meetups when you can in San Diego. There used to be a lot of meetups, maybe two a week but have noticed a drop in the frequency since the market has slowed down.

Why not cash out refi to a 30 yr fixed where you can still cash flow at a decent amount?

The house is re built (low cap ex) and it seems like you have a great tenant.
