I would suggest attending the local meetup groups as there are plenty of OOS multifamily investors around. Not sure if you fancy syndication or want to find and secure your own deals.

Also a reminder that the BP conference will be in San Diego this year.

Hi Mary, in our current market, I would at least ask seller credits to cover closing costs. This way the only money that would come out of pocket is your downpayment. If the seller is willing to give you more than closing costs, you can put it towards your impound/escrow account, buy down interest or reduce the purchase price.

I was going to look up my closing costs when I closed on my primary earlier this year but my darn password wouldnt remember itself.

Your words are encouraging. I’m in the middle of a “severe” rehab in west Escondido with 50% of my budget already spent, still a long ways ahead but im seeing a little bit of daylight. Removing plywood over subfloors is giving me anxiety.

I would call your AHJ/inspector and verify if its the size of water heater that is inadequate or each unit needs their own WH. I would also verify that with research. If you need two water heaters, your gas company will probably require you to have two gas meters (at least where I live this is the rule). Hopefully the additional WH gas loads can be supported by your existing gas service and can come off the same riser.

I'm playing with a floor plan right now and waiting on my lender to get approved so we can get the ADU grant.
