What state are you in? Like others have said, get your insurance straight(landlord). Look at your liability limits and see if youre comfortable with that, if not, raise it or get yourself an umbrella.

Make sure you fill out the homestead form and file it with your state.

I would at least put the property in a revocable living trust, esp if you have kids.

Get yourself a property manager if you can afford it.

Which jurisdiction are you in? The electrical calcs should have been caught in the design phase? Does the utility provider asking you to upgrade too?

There’s new quadplexes in Spring that you could house hack.

My type of sfh is a single story, ideally 3/2.

There’s B class in your area that range from 210-250k.

I just finished rehabbing a 1940s house.

Expect the whole can of worms, ungrounded wiring, old panel, cast iron sewer lines, cast iron supply lines, termite damage, roof, etc. 60k went by quick for me and I was doing most of the work.

Seeing the comps in the area, pull the permits and make this a 3/2.

Found mine while attending a real estate/small business tax conference.

You might have heard of the ADU grant which i heard covers even the development cost to build the ADU. Could be worth looking into.

I also want to mention im a local draftsperson here in San Diego.

I would suggest looking into other design companies and compare quotes.

I just bought my primary and its on septic, i had it inspected and the seller actually replaced it with a bigger plastic tank. We didnt replace the leach lines since it passed a 40 minute test.

The tank relies on bacteria to break down the solids, i believe the process is called anaerobic.

Flushing down bleach kills the bacterias so just be aware of that.

Grease and “flushable” toilet wipes are a big NO.

and like others have said, getting it maintained every 5 years is good.

If youre planning on adding any bedrooms, you will be limited by the size of your tank.

One other pro is that if your wife accidentally flushes her jewelry down the drain, it will be at the bottom of the tank. =)

The market is slowly shifting from sellers to buyers. Id say talk to a loan officer about your goals in purchasing your primary home with 3.5-5% down or if you have any relatives in the military that can utilize their va loan and cosign with you.

Also keep stoking the RE fire in you, keep networking, and keep making connections, you’ll never know who you will meet or what lesson you will learn to get your first deal.
