Start with opening up an LLC, thats how you can buy if you are not a US citizen. Also, you got to run through your financials and numbers, to see if you actually have the means to invest in the US. Then you need knowledge, networking and a good system which can help you invest remotely for the most part.
absolutely brother, hmu.

Yeah for Cali thats normal lol, in my opinion it does not even make sense to buy that, or in the state generally, but that depends on your goals and needs

As an experienced investor with 2 rental properties, I can confidently say that his masterclass has taken my real estate knowledge to a new level when i took it.
Richard's guidance has been invaluable in expanding my knowledge and refining my investment strategies. His masterclass provided me with advanced insights and techniques that have significantly impacted my rental property business. The property management and tenant relations has also been great. His masterclass taught me effective strategies for tenant screening, lease agreements, and handling property maintenance. By implementing these practices, I've been able to maintain a high occupancy rate, minimize vacancies, and build positive relationships with my tenants.

BRRRR requires to have at least 20% down, if i was you, i would get some savings in, learn how to wholesale real estate, seller finance deals if possible. Its all about your skillset!

Quote from @Carl Millsap:
@Tony Huynh I'm not a lawyer but I did stay at a Holiday Inn Express....I would simply document your policy change and ensure every tenant from this point forward goes through the same process until you find you need to improve the process.
1. Write down your screening criteria. Ensure it complies with ALL laws. You can check with local PM companies to see what criteria they use. Consult a laawyer if necessary to ensure your criteria is legal.
2. Whenever you have someone inquire ensure you tell them the criteria, then follow and enforce it.
As for this tenant you've already explained why you did the background check; document the conversation and leave it alone. There is no need to try and convince him that didn't discriminate against him.
You had a policy change before he applied that's it. Businesses change policies all the time, you run a business and you're allowed to improve your processes.
great advice

hire a person, whom you can trust to oversee the property a couple times per week or more when you are away, get on facetime when he is around the property and let him show you the property through video call.

Have you tried RE attorneys or CPAs? Sometimes they can have great deals to seller finance or wholesale...

Inspectors are generalists. First, I'd have a roofing company give you a more expert opinion.
I agree with your Realtor's comment.
this sounds like a better idea
