Start with opening up an LLC, thats how you can buy if you are not a US citizen. Also, you got to run through your financials and numbers, to see if you actually have the means to invest in the US. Then you need knowledge, networking and a good system which can help you invest remotely for the most part.

Yeah for Cali thats normal lol, in my opinion it does not even make sense to buy that, or in the state generally, but that depends on your goals and needs

BRRRR requires to have at least 20% down, if i was you, i would get some savings in, learn how to wholesale real estate, seller finance deals if possible. Its all about your skillset!

As for this tenant you've already explained why you did the background check; document the conversation and leave it alone. There is no need to try and convince him that  didn't discriminate against him. 

You had a policy change before he applied that's it. Businesses change policies all the time, you run a business and you're allowed to improve your processes.

hire a person, whom you can trust to oversee the property a couple times per week or more when you are away, get on facetime when he is around the property and let him show you the property through video call.

Have you tried RE attorneys or CPAs? Sometimes they can have great deals to seller finance or wholesale...
