Agree with @Mike Sedlacek it may cost more than wood but you don't have to worry about staining or painting or anything. Composite is the best.

'@Anthony Cennami I know plenty of people with them up here but had never thought about insurance... What about just closing them up in the rental properties so the tenants can't use them?
For what it's worth I use Anthony & Malcolm and insurance broker out of Haverhill MA they typically pair me with Safety.

Welcome to BP. I got married in Kennebunkport a while ago, absolutely love it up there. My wife is self employed and we invest for a similar reason -- income stability -- never know when that next pay check is going to come!
Was up in Portland a few weekends ago for the first time in a long time.... what a wonderful city (and great donuts at the Holy Donut too). Have been thinking about looking in the area, but don't know it quite well enough yet and we're further away than we usually like to invest (Seacoast of NH). would you buy a 390k house right now in that location if you would only get 2000 a month rent? Likely not. I'd sell especially since it's tax free money.

First off thank you for your service. It makes everything I do and work for possible.
The zero down VA loan is a fantastic way to get into a distressed property that you can live in and fix up while getting your feet wet being a landlord.
I'd recommend thinking about how you want to structure your life. Do you want to deal with rehabbing houses and managing tenants? Would you rather be a silent partner and just see your money grow? Or would you like the face to face interaction and deal making that comes from wholesaling? Is this a side gig or full time job? Endless options but I know I am still figuring it out too and BP has been a great place to read and learn.

sounds like you should lower the rent. depending on what you're asking, i'd drop it 8-10%.... still cheaper than a month's vacancy.

hey Jacob, just make sure your local government will allow you to do so. From most of what I've read permitting and construction for new MHPs is a difficult thing to do. Running proper utilities can get expensive. There are quite a few existing park for sale in Maine I've been looking at, that might be a better way to go?

I just went through my first (and second) application/credit/background process with cozy. once you do it once, its a piece of cake, no complaints from either tenants. very easy to set up monthly (pro-rated first month too!) and security deposit withdrawals. very responsive customer support team too.
