Hey @Mike S. I went this route myself doing the house hacking and moving from one property to the next, getting myself up to about 30 units. @Michael Facchini is the guy to talk to about lending in the multi family market. 

As far as the purchasing side, I am not sure what areas you are looking in, but we d have clients we are working with to help find these properties. Right now we are working with a lot of off market activity with our buyers and sellers but expect to see lots of new listings come up begin in March. 

Did you do a lot of upgrades to you're current property?

@Brian Haugh If you are planning on purchase a multifamily property you gotta talk to @Michael Facchini Both him and I specialize in the mulit unit market. Myself on the Broker side of things and him as my clients go to lender!

@Stefanie K. Thanks for starting the thread! I am going through a similar process myself, but I am not doing a tear down. I am under contract for a piece of land and should be closing this month! It is true what many others on BP are stating that zoning will play a huge part in that decision making process. 

Now although I am starting with an empty lot, we still have had to do a lot of things to make sure this is the right investment. We did hire an architect so we have all the plans ready which are important for our community meetings to discuss rezoning. 

It honestly depends on the work load you are willing to take on but from this first deal I am going through I have learned a lot about ground up construction! Now before I dove in, I did do a couple rehabs down to the studs and being a realtor and investor I have learned a lot along the way.

@Karina S. Welcome to BP! A great place to start to learn, I purchased my first investment property shortly after college in Chicago. I had a 3 flat, lived in one unit and rented out the other 2 units. I then did the same thing, a few times over getting myself close to 30 units! Now I am selling a few and buying some, but for the most part just maintaining my current portfolio. 

Have you thought of where you are looking to purchase? Most my properties are on the north and northwest side of Chicago.

I am not sure what property types you are looking for but my team and I focus on the north and Northwest areas of the city. 60618, 60622, and 66047 are really the ones we are working in a lot right now and many clients are looking in these areas for many reasons. 

One being many of our clients are looking for a property that they can add value to, which means we are looking in neighborhoods that have had long term owners, and buildings that need work done. Two, because we focus on the multi family market, what are the rents after repairs, and what kind of cash flow can the property produce. 

I believe every neighborhood brings it's own value, but things you can look out for are.... how accessible is public transit? how are the schools in the area? How are the businesses doing in the area? Are there any big changes that are going to be happening in that neighborhood? (Crains and curbed, can be a good resource for this)
