Hey @Byron W. Congrats on taking the next steps to purchasing you're first multi-unit! My Team and I specialize in multi-units on the north and northwest side. Our clients love their experience working with @Michael Facchini and the knowledge he brings.

I would reach out to him to talk about FHA v. Home Possible v. conventional and all other financing options that are available.

@Jacob May This is a common question for many clients I work with that are not employed as a "typical W2/salaried" employee. I always tell my clients to talk with @Michael Facchini he is my go to here in Chicago.

PS His wife also works for MLB as well :)

Wow! Every time I come back to the page, I see more and more inspiring and awesome goals for 2018! It's gonna be a great year for investing!!

@Jeremy W. Great chatting with you on the phone today about you're Airbnb goals!

@Jana Cain Thanks! and sounds like you are ready to make you're first leap. Glad you have gained a lot of new info from folks here on BP!

@Rocky V. Glad to see you are kicking butt and taking names! 50 SFR rentals this year, awesome goal man!

Thanks @Jay Helms Love the social media goal! Something I should work on myself too, we just did a soft launch of my new website in 2017 and 2018 the final touches will be done!

Wow @Kurt Bender ! $2.5 M in revenue, that's an awesome portfolio man. Are these mostly larger complexes? Would you say you have more properties in Chicago or suburbs?

Welcome to BP @Luis Cruz! BP is an awesome resource for new investors. It really only takes just one deal to get started :) Going to networking events and meet ups is always a great way to learn and meet people as well. My team and I will be hosting a panel discussion and networking event at the end of February, hope you can make it!

Haha @Ivan Barratt Love the spirit! It can be hard finding deals, but that's why meeting more people in the industry is great because they may know someone else that has that great deal for you!

@Account Closed I do not do wholesaling too much myself but I have some contacts that do. Send me a message and I will see if they work in that area, but most are in working in Chicago I believe.

@James Flores Will do my man! I will post on here again, thinking of Feb 20th. Looking for a slightly larger location. Last time we had 40 people come and that was the max capacity for the space. So hoping to find a space were we can 50 or so people come :)

Wow! It is amazing to see all these great New Years Goals for 2018!

@James Flores Would love if you came to one of our meet ups we have a lot of BP members come to talk and connect on mile stones just like yours. It takes just one deal to get started and then the ball starts rolling from there!

@Joe Vastola How is the Atlanta market? I am started to explore the ST. Louis market a little myself.

@Izabella W. Thanks! and totally agree, it is so important to surround yourself with a team of people to help you gain more knowledge and experience. You wont be able to master every aspect of real estate but get the right group of people together and you can! My team specializes in the multi family market and we are top 1%, if you need any help my team and my contacts are available to help!!

@Andy Much Are you going condo route or thinking of getting a 2 flat?

@Sergiu Ionita Great goal man! Best of luck!

@Steven Gesis Wow man, way to go! Awesome goal, are you're investments in the Cleveland market?

@John Warren 33 more units, you can do it John! Are you looking at larger commercial buildings or smaller multi family buildings? Are you only looking in those 2 markets? We have a lot of off market properties as well as can keep you in the loop on to help you're goal!

@Joe Vastola Thanks Man! It has been a crazy year and I am excited for 2018! BP is a great resource, I am some what newer myself and want to be on here more this year! My team actually just had our first BP meet up with @Michael Facchini in November and we met a lot of great people, so we hope to have more!! Where are you looking to make you're first investment?

Totally agree, you gotta start somewhere, congrats to you and @Carl Lee for taking this initiative on BP to connect, learn and to make some moves for 2018!

I have not had many posts just yet but I will definitely add my very first deal to the list of what I should post! I am closing on some land this month and will be making a post for a ground up construction multi-unit, as well as information on some properties I have listed and our goal is to host 4 BP meet ups this year!

Happy 2018 Ya’ll!

The New Year is a great way to make some New Years resolutions towards advancing you're investment goals!

I started my first investment with a 4 flat on the northwest side. I used FHA financing and lived in one of the units and rented out the other two. The following year I purchased a 4 flat, a little more west from my previous property. I used conventional financing for this one and did not live at the property, rented out all the units. Then in 2011 I opened up my own Real Estate Brokerage; X Plus Real Estate and began forming a team!

Following that I obtained a couple more buildings just a few short years later. Finally getting myself to owning, 7 buildings; with 26 UNITS TOTAL. This past year I have now begun to sell a few buildings, working towards my first ground up development and launched my new website for X Plus Real Estate!

My New Years resolution for 2018 is to continue to work on my Investment portfolio in Chicago, sell a few more of my buildings and grow the X Plus Real Estate Team!

What is you're New Years Investment Resolution for 2018?
